The Manse is situated in a quiet part of Eastbourne, yet is only five minutes walk from the town centre, bus depot and railway station.

There is a excellent range of pubs, bars, bistros and restaurants within easy walking distance, to suit all tastes and budgets.

View of the award winning Carpet Gardens and Pier. Eastbourne's promenade extends for over 2 miles from Beachy Head to the Sovereign Harbour.

The Manse

The shops, seafront, Devonshire tennis courts, theatres, museums, the start of the South Downs Way and Beachy Head are all nearby.

Throughout the year Eastbourne hosts several major attractions such as the Airbourne Festival, the Ladies Tennis Championships and the Beer Festival.

The Sovereign Harbour. Eastbourne's marina located on the eastern edge of the town.

Eastbourne is an ideal base to visit the many attractions in Sussex and the surrounding area. These including National Trust properties, castles, vineyards, gardens, local history museums, sports facilities and the beach. A full range of maps and information on places and events are available.

A view of the famous Cuckmere Valley, one of the many beautiful locations to visit in the surrounding countryside.

About Us

There are three spacious bedrooms all offering en-suite facilities, armchairs, Digital TV, radio/CD, tea & coffee, chiller and hair dryer.

The Arlington - King size 4 poster suite
An airy and light room with large windows overlooking the front garden with its copper beech and horse chestnut trees. The en-suite has a bath, separate shower and toilet. (Click on picture to see movie clip of room)

The Saffrons - King size brass bed.
A delightful, south facing room with views over the rear garden. The en-suite has a bath with shower and toilet.

The Southfields - twin bedded room.
A comfortably appointed room with views over the side garden with its flower beds, shrubs and ponds. The en-suite has a shower, and toilet.

There is a sitting room, breakfast room and outside seating in the garden available for guests' use. There is unrestricted road parking and 2 spaces for off road parking.

The sitting room has large comfy chairs with books and CDs available for guests' use. There is a wide selection of information on places to visit and of local places to eat.

The south facing dining room has french doors leading on to the rear enclosed garden,

The dining room is large and has versatile seating. Guests can have their own table, or for parties of 4 to 6 people, can share the large central table. The breakfast menu is served between 8am and 9:30am; other times by arrangement. A varied breakfast menu is available.

There are seating areas situated for guests' use in the gardens at the front and side of the house.

Breakfast Menu

Breakfast is served between 8am and 9:30am in the south facing dining room.

In warmer weather coffee or tea can be enjoyed after breakfast in the garden.

To start your breakfast: Selection of cereals, porridge, grapefruit segments, prunes, fruit compote, yogurts.

Main breakfast options:

'English': Lincolshire pork sausages, fried egg(s), back bacon, fried tomatoes and mushrooms.

'Continental': ham, selection of cheeses and yogurt, tomatoes and olives.

'Vegetarian': As English but with vege-sausages and vege-bacon.

'Pescatorian': Smoked salmon, scrambled eggs, tomatoes and olives.

'On toast': Scrambled or poached egg, baked beans, mushrooms or tomatoes.

To drink: Apple or orange juice, tea (ceylon or herbal) or coffee.

'Bakery': Bread or toast (white or brown) or croissants.

All ingredients are specially selected for quality and flavour, and are free range/organic where available.

How to Find Us

By train:
Eastbourne main line station is only 1/4 mile from The Manse. There is a taxi rank just outside the station.

By car:
1. If you are coming down on the M23/A23 continue towards Brighton and then turn left onto the A27 towards Lewes & Eastbourne.

2. Continue past Lewes until you come to a 'T' junction with traffic lights at Polegate.

3. Turn right sign posted to Willingdon. Do not follow the left sign to Eastbourne as this will take you on the bypass around the town.

4. Continue for about 2 miles until you come to a large roundabout. Go straight ahead (2nd exit) to the town centre.

5. Continue over a set of traffic lights, up a slight hill into a 30mph zone (be careful of the speed camera), straight over a set of traffic lights, down a slight hill, through another speed camera and then turn right at the sign to the A259.(This turning is just before the town centre and is about 2 miles from the previous roundabout).

6. Take the next left after only about 20 metres into Southfields Road.

7. Take the next right after about 50 metres into Dittons Road.

8. We are on the left at the corner of Arlington Road.

If you are coming down the A22, continue until you reach a very large roundabout on the outskirts of Eastbourne, where Eastbourne is sign posted to the left. Do not turn left as this takes you on the bypass. Take the 3rd exit to Willingdon. Continue from item '4' above.
