This is a newly refurbished two bed terraced house situated in the Arbroath Smokie Conservation Area within 2 minutes walk of the harbour and High Street, Also close to beaches and hillside walks.

There is a free car park in Ladybridge Street and other free car parks within a few minutes walk of the property.

There are 2 twin bedded bedrooms and a full bathroom suite of Jacuzzi bath on the first floor. The ground floor has a large lounge, kitchen/diner, shower room with double size electric shower and a utility room.

There is a walled courtyard style garden and a table and chairs are provided for outside dining.

There is a links golf course in Arbroath as well as Letham Grange. We are approximately 15 minutes drive from Carnoustie. Other golf courses, i.e. St Andrews (approximately 30 miles) and Gleneagles etc are within a reasonable driving distance.

Fishing trips can be organised and details of these can be found in the harbour.

For a more leisurely excursion, Luan Bay is a natural horseshoe bay with 3 miles of sandy beaches and dunes. There are no bars etc so a perfect place for a picnic. Take the A92 road from Arbroath and drive north for 5 miles until you reach Inverkeilor village from where it is sign-posted to Luan Bay.
