New Farm House, Nyes Hill, a charming traditional style farmhouse built 27 years ago, lies two miles south west of the small village of Bolney in the heart of the Sussex countryside. It is conveniently close to all the main arterial roads (A23/M23 and A272). Gatwick airport isonly fifteen minutes away whilst the glorious South Downs and Sussex coast are equally close by. Central London is 40 miles by road and 45 minutes by rail from Haywards Heath (6 miles) making it very accessible for sightseeing, shopping, business or a night out in the West End.

The house itself is set within an extensive garden with views over farmland from the patio where you can choose to breakfast in good weather.

The house is centrally heated and the bedrooms with en-suite facilities have been equipped with every comfort to provide a peaceful refuge away from the stresses and strains of every day life. Beverage trays are provided.

There is ample car parking space.

With Gatwick Airport so close New Farm House makes an excellent starting and finishing point for your holiday. Park your car for a week or two and we can arrange transfers to and from the airport.

There are numerous country pubs and restaurants within easy reach, offering a wide variety of cuisine for lunches and evening meals.

Places to Visit

Located centrally in Sussex, New Farm House is within easy reach of many interesting places and makes an ideal centre for touring.

The coastal resort of Brighton with its historic monuments and entertainments lies 12 miles to the south and is a delight to visitors all year round - why not visit the Pavilion or shop in the famous Brighton "Lanes". Enjoy the theatre at the beautiful Edwardian Theatre Royal, or, for boating enthusiasts, wander around the Brighton Marina with its shops and restaurants.


Spend some time visiting the charming Sussex villages close by and search out those wonderful Sussex country Pubs!

If you enjoy visiting gardens Leonardslee is just five miles away and Nymans and Wakehurst place are also close. At Sheffield Park there is also a beautiful garden and the Bluebell Railway, a preserved steam railway that meanders through the Sussex countryside.

For those who would like to explore the delightful local countryside in the company of an experienced guide we can provide either half a day or full day walking tours.

Our guides not only know the most attractive trails but can also explain much of the history and folklore of the area and really bring your country walk to life. Of course, being local people they know their way to those hidden country pubs where a ploughman's lunch is still traditional fare.

Mountain Bike Hire

If two wheels are your choice during your stay we can arrange bike hire. Your chance to ride the Downslink Trail, 59 km of off road biking away from traffic, down the old Shoreham to Horsham to Guildford railway line.

There are stables close by which can offer mounts for riders of all abilities both escorted and unescorted, and a number of reserves within easy reach for birdwatchers.

Other Attractions within reach

The cathedral town of Chichester located in the West of the county close to the Weald and Downland open air museum at Singleton and the remains of the Roman remains at Bignor and Fishbourne.

Arundel is another interesting historic town with its castle, cathedral and wild fowl reserve, as is Lewes in East Sussex.

East Sussex also offers much variety to the visitor from the coastal town of Eastbourne, the cliffs of Beachy Head and the lovely Cuckmere Valley.

Sussex is a lovely county, which offers something of interest all year round.

How to Find Us

From the North:
M23 (SP Brighton/Gatwick) - A23 south and pass the slip road marked Bolney Village and take the slip road to (A272) signposted Haywards Heath, Billingshurst and Bluebell Railway. After leaving the A23 turn right at the roundabout onto A272 signed Cowfold and Billingshurst. After about one and a half miles turn left into Wineham Lane, and after half a mile at the top of a short sharp hill, turn left into farm track and immediately left again into house drive.

From the East:
A272 Leave Haywards Heath and follow A272. Follow directions as above.

From the West
A272 to Cowfold, after negotiating two mini roundabouts continue on A272 signed Haywards Heath. After one and a half miles turn right into Wineham Lane and after half mile at the top of a short sharp hill turn left into farm road and immediately left into house drive.

From the South
A23 from Brighton leave at the spur marked Bolney and Bluebell Railway. Onto the T junction where you will join A272. Turn right towards Cowfold and Billingshurst and follow the directions as above.
