Welcome to the website of Highcliffe House. Originally built in the 1870's as a gentleman's summer residence, Highcliffe House, is now a beautifully restored guest house. Standing in its own grounds approximately 500ft above sea level, it commands stunning views of the Exmoor hills and coastline, Lynmouth Bay and across the Bristol Channel to South Wales. It is secluded yet only a few minutes walk from Lynton and the famous Cliff Railway.
Many lovely walks can be started from the front door and Highcliffe House is a convenient base from which to visit National Trust properties, gardens and for sight-seeing. The house is situated within Exmoor National Park which has a character all of its own and was dubbed "Little Switzerand" by the Victorians.

Our Rooms
Following extensive refurbishment we are pleased to present our spacious and individually designed en-suite bedrooms, some with beautifully carved king-size beds, which enjoy the panoramic sea, coastal and hill views. All are equipped with fine furnishings, central heating, colour TV, DVD, clock radio, hairdryer, beverage making facility, a welcoming decanter of sherry and many other thoughtful extras. |
Our delicious home cooked meals are prepared using only the finest local produce served together with fine wines from around the world. The candlelit conservatory restaurant offers stunning views.

Terms and Conditions
Cancellations: Your reservation is made with Michael and Karen Orchard trading as Highcliffe House and represents a legally binding contract between us.
We require a valid credit/debit card to secure the booking. A minimum of 21 days notice of cancellation or amendment of any reservation is required to avoid a charge of 50% of the total as detailed in your confirmation.
Cancellation within 7 days of the booking or in the event of non arrival may be charged in part or 100% of the value at the discretion of the proprietors. We will however make every endeavour to re-let the room.
If the room is re-let to the full value of the cancelled booking there will be no further charge. In order to avoid this undesirable situation we would strongly advise you to arrange holiday insurance cover.
We regret that in the event of an early departure there can be no credit for room nights or meals not taken during your stay.
By entering into this contract you are authorising us to make the above charges as detailed above to the card without any additional consent being required.
Deposits and Payments: A non-refundable deposit of £50.00 per room is required, payment can be made by credit/debit card or cheque made payable to Highcliffe House. If you wish to settle your final account by cheque please let us know in advance as we may request payment prior to arrival.
Whilst we endeavour to supply your first choice of room we reserve the right to change the accommodation to at least an equal or better room when necessary. There will be no extra charge in the event of an upgrade.
VAT is included at 17½ %, should the rate change your final account will be adjusted.
Arrival and Departure: Rooms will be ready for occupancy at 3pm on the day of your arrival (earlier by arrangement) this allows you a little extra time before departure where we would ask that you vacate your room by 11.00am. It would be helpful if you could please let us know if you are likely to arrive after 6pm.
May we remind you that Highcliffe House is a completely Non-Smoking establishment and we are sorry that the house is deemed as unsuitable for children and pets. Thank you for your cooperation
